Terms & Conditions

In these terms: "Property" means Vrishchika Farm Stay, off Kanakapura Road, Bangalore South, Karnataka; "We / Us / Our" means the operators of the Property; "Guest / You" means the person making the booking and all members of their group; "Booking" means a confirmed reservation for an overnight stay at the Property; "Website" means www.vrishchika.in.

• The person making the booking must be at least 18 years of age.
• You must provide a valid government-issued photo ID (Aadhaar, Passport, Driving Licence, or Voter ID) for the primary booker. ID will be verified at check-in.
• By booking, you confirm that all information provided — including guest count, dates, and contact details — is accurate and complete.

• All bookings are for the entire property as a single private unit. Shared or partial bookings are not available.
• A booking is confirmed only upon receipt of the 50% advance payment and issuance of a booking confirmation from us (via email or WhatsApp).
• Your booking reference (e.g. VR-XXXXX) serves as proof of reservation. Keep it safe.
• We reserve the right to decline a booking at our sole discretion without providing a reason.

We currently offer three overnight packages:

• All prices are in Indian Rupees (₹) per night and are inclusive of all applicable charges as stated at checkout.
• Prices are subject to change without prior notice. The price applicable to your booking is confirmed at the time of advance payment.
• Extra beds are available at ₹1,000 per bed per night, up to 6 additional beds.

• The property sleeps 6 guests in bedrooms; up to 12 with extra beds.
• Guests aged 12 and above count as adults toward the occupancy limit. Children aged 8–12 count as half a person. Children under 8 stay free and are not counted.
• The total number of physical occupants (overnight sleepers) must not exceed 12 at any time.
• Daytime / floating guests must vacate the property by 10:00 PM. The number of permitted day guests depends on your package.
• Any guest count exceeding the permitted limits may result in immediate termination of the stay without refund.

• Check-in: 12:00 PM. Check-out: 11:00 AM.
• Early check-in / late check-out subject to availability.
• Entry to the property is via a smart-lock code sent to you before arrival. This code is valid only for your booking window.
• You must present a valid government ID at check-in. Failure to do so may result in denial of access without refund.
• Overstaying beyond the check-out time without prior agreement will be charged at the applicable daily rate and may be escalated to authorities.

• Payments are processed securely via Razorpay. We do not store your card details.
• 50% of the total booking amount is due at the time of booking to confirm your reservation.
• The remaining 50% balance is due before check-in.
• Failure to pay the balance by check-in time may result in cancellation of the booking without refund of the advance.

Please refer to our Refund & Cancellation Policy for full details. In summary:

• Cancellations made more than 24 hours before check-in: full advance refunded.
• Cancellations made within 24 hours of check-in: no refund.
• No-shows and early check-outs: no refund.

• No smoking inside the rooms or enclosed areas.
• Alcohol is permitted within legal excise limits and applicable local laws. Alcohol is not permitted inside the swimming pool area.
• Pork and beef are strictly not permitted on the premises.
• No loud music, parties, or disturbances after 11:00 PM.
• In-house services (caretaker, housekeeping, assistance) are not available after 11:00 PM.
• Guests are responsible for keeping the property clean. Any damage caused by guests will be charged at cost.
• Pets are not permitted without prior written consent.
• CCTV surveillance is active on external areas of the property for security purposes.
• We reserve the right to terminate a stay without refund if guests violate these rules or behave in a manner that is illegal, disrespectful, or dangerous.

• Pool use is at the guest's own risk. Please refer to the pool rules displayed on-site.
• Appropriate swimwear is mandatory. No street clothes in the pool.
• Pool use is strictly not permitted after 8:00 PM without prior permission from management.
• Children must be supervised at all times.
• No diving, no running on pool edges.
• The property does not provide a lifeguard.

Guests are responsible for any damage caused to the property, furniture, equipment, or fittings during their stay. We reserve the right to charge the primary booker for the cost of repairs or replacements. A security hold may be placed at our discretion for certain bookings.

Your personal data is processed in accordance with our Privacy Policy. By making a booking, you consent to the collection and use of your data as described therein, including storage of your government ID for the retention period required by law.

All content on this website — including text, photographs, logos, and design — is the intellectual property of Vrishchika Farm Stay and may not be reproduced, distributed, or used without prior written permission.

The website and booking platform are provided on an "as is" basis. We do not warrant uninterrupted or error-free access. Please refer to our full Disclaimer for details of our limitations of liability.

These Terms & Conditions are governed by the laws of India. Any disputes arising out of or in connection with these terms or any booking shall be subject to the exclusive jurisdiction of the courts of Bangalore, Karnataka, India.

We reserve the right to update these Terms & Conditions at any time. Changes will be published on this page with an updated date. Continued use of our website or services after changes constitutes your acceptance of the revised terms.
